Find your next Orlando location
Orlando retail vacancy is near 3.9% metro-wide, driven by relentless population growth in the Lake Nona, Horizon West, and Waterford Lakes corridors. The market's tourist-facing submarkets (International Drive, Disney Springs area) trade at a premium that has little bearing on suburban strip pricing.
STAX works both sides — national and regional tenants selecting sites, and landlords positioning against a competitive field. Lake Nona West (Target-anchored, 405K SF, opened 2025) shows the appetite for community retail in the growth corridors.
Key Orlando Retail Corridors
Orlando retail is not one market — it is a collection of corridors that price, lease, and perform differently. We know the distinctions between them and how to position your requirement or your space in the right submarket.

Orlando Retail Leasing FAQ
What is NNN retail rent in Orlando?
Winter Park's Park Avenue runs $45–65 PSF NNN for street retail. Dr. Phillips' Restaurant Row runs $35–55 PSF for restaurant space. Suburban Lake Nona, Waterford Lakes, and the growth corridor strip centers range from $22–40 PSF. The tourist-facing International Drive corridor prices on a completely different basis — percentage rent and sales per square foot matter more than quoted NNN rent there.
Is Lake Nona a good bet for retail tenants?
Lake Nona is one of the strongest retail growth stories in Florida right now. Population growth in the Medical City trade area, combined with a customer base that skews young, educated, and high-income, makes it attractive for food, health and wellness, and service retail. The Lake Nona West center that opened in late 2025 will set new comp rent for the area as it stabilises.
Do you work in suburban Orlando markets like Kissimmee or Sanford?
Yes. We work the full metro including Kissimmee, Sanford, Apopka, Oviedo, and the I-4 corridor. The theme-park-adjacent and I-Drive markets are a different business than the suburban community retail we primarily work in, but we understand both and do not turn away a landlord with good real estate because of where it sits.
